The average price per square meter of housing in Podgorica is 1,045 euros per square meter. A square meter in the capital of Montenegro was the most expensive in March 2008, during the “real estate boom,” when it cost 1,738 euros. The lowest price was in March 2017, when a square meter could be bought for 901 euros.
However, the cost of residential property in Podgorica depends on the location and the quality of construction. Most residential buildings in the capital are apartments (58.2%), while the smaller share consists of houses (41.8%). Prices for residential units per square meter range from 2,000 euros in the more exclusive parts of the city. In neighborhoods farther from the center, such as Konik, Masline, and Tološi, prices start at 500 euros per square meter.
According to Monstat, the average price per square meter of a new apartment in Podgorica in the first quarter of 2020 was 865 euros, in the coastal region 1,363 euros, in the central region 641 euros, and in the northern region the average price per square meter in new construction was 793 euros.
