This large-scale project, with a minimum cost of 313 million euros will become the largest investment in the country’s medical infrastructure in its entire modern history. The general contractor will be the world-renowned French construction giant Bouygues Bâtiment International.
Key parameters of the new KCCG hospital
The project will be implemented under the international “Design and Build” model in the immediate vicinity of the existing medical complex. Here are the main figures for this major construction project:
- Total area of the complex: about 60,000 square meters.
- Implementation timeline: 12 months are allocated for final design, 47 months for the active construction phase. Full launch is scheduled for 2031.
- Capacity: more than 700 high-tech beds.
- Operating block: 19 ultra-modern operating rooms (14 for adults and 5 specialized rooms for children).
- Equipment: the latest MRI systems and as many as 4 computed tomography scanners (CT scanners).
The project is financed under a bilateral intergovernmental agreement between Montenegro and France, with French public financial instruments involved, including export credits and loans from the French Ministry of Finance.
French quality standards and European recognition
As Montenegro’s Minister of Health Vojislav Šimun noted, the new center will integrate the best engineering and technological solutions available in modern global healthcare. The French company Bouygues Bâtiment International was selected after the French Treasury Directorate General confirmed that it was the only entity fully meeting the strict technical and financial requirements.
Prime Minister Milojko Spajić, during a meeting with the French business community in Paris, emphasized that this project is the result of the strategic partnership established between the leaders of the two countries. The emergence of such a facility brings Montenegro to a pan-European level of healthcare.
What does this mean for the Montenegrin market?
First and foremost, the launch of a project of this scale is a clear signal of growing liquidity in the capital’s housing market. The development of the country’s main medical cluster will lead to:
- Inflow of specialists: hundreds of highly paid medical staff, engineers, and expats will be looking for quality housing for long-term rent and purchase in Podgorica.
- Growth in commercial attractiveness: the areas adjacent to KCCG (such as Ljubović, Preko Morače, Blok 5 and 6) will receive an additional boost for the development of related infrastructure — pharmacies, hotels, private clinics, and serviced apartments.
- Improved country ranking for permanent residence: European-level medicine addresses the main concern of foreign buyers planning to move to Montenegro with their whole family.
