I've been working with MD Realty for over a year. The well-coordinated team of Vyacheslav, Taisiya, and Alexandra imbues every process with professionalism, attention to detail, and customer care. For the first time, I don't have to think about or calculate all the pitfalls—Vyacheslav himself uncovers them from the depths of any property and brings only the best possible outcome to the transaction. As a result, I always successfully purchase apartments, and they provide a full package of services, including rental and subsequent management, if needed. They are also ready to assist with various issues unrelated to real estate—their experience and knowledge of Montenegro's legal framework are inspiring. I thank these guys for their quality participation in my projects and highly recommend them to anyone looking for specialists in this field.

About Budva
Budva is the queen of the Adriatic and undoubtedly the main tourist center of Montenegro, located on the southeastern coast of the country, 35 km from the capital Podgorica and 15 km from Tivat Airport. This ancient city with a rich and layered history dating back to the 6th century BC (founded by the ancient Greek king Philip II of Macedon) is famous for its magnificent architecture, beautiful beaches, vibrant cultural life, and energetic nightlife.
Details
The city’s population is about 13,000 residents, but during the summer season it welcomes more than a million tourists annually, becoming one of Europe’s busiest resort centers.
History and culture
Budva Old Town, surrounded by massive fortress walls from the 16th–17th centuries built by the Venetians, is a recognized cultural heritage site and a maze of narrow cobbled streets, picturesque medieval squares, historic churches, and monasteries. The three main religious landmarks of the Old Town — the Cathedral of Saint John the Baptist, the Church of Saint Mary, and the modern Church of Saint Sava — embody the city’s rich spiritual history.
Beaches and nature
Budva has two main beaches: the sandy Slovenska Plaža beach, 850 meters long, and the pebble Mogren beach, 200 meterslong, both offering ideal conditions for swimming and water sports.
Location and geography
Around the city there are numerous bays and small hidden beaches (Plaza, Richard’s Head, Bali Beach, Gordinа Beach) that can be explored by boat or by anchoring a yacht.
Infrastructure and services
Budva’s infrastructure is developed to world-class standards: luxury five-star hotels (Hilton, Maestral Resort, Palma, Avala, and others), more than 300 restaurants serving local (Montenegrin pasta, seafood delicacies, traditional meat dishes) and international cuisine, spa centers, gyms, marinas with yacht berths, shopping centers (Gradski centar), casinos, nightclubs, and entertainment complexes. Budva Marina is one of the largest marinas on the Adriatic, offering berths for yachts up to 150 meters.
Climate and weather
Budva has one of the mildest climates in Europe, with 250+ sunny days a year, an average annual temperature of 16°C , and minimal rainfall. The sea in Budva is ideal for swimming from June to October, with water temperatures from 21°C in summer to 16°C in winter.
Real estate and investment
Real estate in Budva enjoys steady and growing demand thanks to the city’s undeniable tourist appeal and strong rental income potential (tourist season 7–8 months a year with occupancy rates of 60-80%). Property prices in Budva are higher than in other Riviera cities, but the cost per square meter remains reasonable compared with Western European seaside resorts. It is an ideal place to buy luxury property, invest in a tourism business, or open a restaurant, café, or spa salon.
Nearby Budva are interesting attractions: the islands of Saint Nicholas and Saint Mark, the Mikovana caves, the ancient city of Risan (at a distance of 20 km), Lovćen National Park (30 km) with the monument to Petar Njegoš (height 1660 meters) and panoramic views of the entire region.
