1. Services

We offer paid, on-request real-estate support services, including but not limited to:

• obtaining an official cadastre extract (List nepokretnosti) from the Montenegrin cadastre;
• arranging certified (sworn) translation of documents;
• preparing a legal due-diligence report on a property.

Each service page describes what is included and an estimated turnaround. Turnaround times are good-faith estimates and are not guaranteed, as they may depend on government bodies, courts, notaries, translators and other third parties.

2. Orders

To order a service you complete the intake form for that service and submit the requested information. You are responsible for providing accurate and complete information (for example, the correct cadastre number, address or owner name). Incorrect information may delay the service or prevent us from delivering it, and may incur additional fees.

An order becomes binding once payment is completed. We may decline or cancel an order if we are unable to perform the service, if the request is unlawful, or if required information is missing.

3. Payments and Merchant of Record

Online payments are processed by our reseller and Merchant of Record, Paddle.com Market Ltd ("Paddle"). This means Paddle is the merchant of record for your purchase: Paddle handles the payment, issues the purchase receipt and is responsible for collecting and remitting any applicable transaction taxes.

Your purchase is therefore also subject to Paddle’s buyer terms. We do not receive or store your full card details.

4. Prices and taxes

Prices are shown on the relevant service and pricing pages and are stated in euro (EUR) unless indicated otherwise. Where a price is shown without tax, any applicable VAT or sales tax is calculated and added at checkout by Paddle based on your location.

Some services require third-party or government fees (for example, cadastre or court fees, sworn-translator fees). Unless stated otherwise, our price already includes the fees described on the service page; any clearly-disclosed exceptions will be communicated before work begins.

5. Delivery

We deliver the result (for example, the requested document or report) electronically to the email address associated with your order, and, where you have an account, through your account on our website. Delivery is complete when the result is made available to you by email or in your account.

6. Your responsibilities

You confirm that you are entitled to request the service and the information you provide, and that your use of the result complies with applicable law. You must not use our services for any unlawful purpose or to infringe the rights of others.

7. Intellectual property

The website, its content and our reports and materials are protected by intellectual-property rights owned by or licensed to MDRealty. Official documents obtained from public authorities remain subject to the rights of the issuing authority. You may use delivered results for your own lawful purposes.

8. Disclaimers and limitation of liability

Our services are provided with reasonable skill and care. Except for official documents reproduced as issued by the competent authority, information and reports are provided for general guidance and do not constitute legal, tax or investment advice.

To the maximum extent permitted by law, our total liability arising out of or in connection with an order is limited to the amount you paid for that order. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

9. Cancellation and refunds

Your rights to cancel and obtain a refund are described in our Refund Policy, which forms part of these Terms.

10. Changes to these Terms

We may update these Terms from time to time. The version in force at the time you place an order applies to that order. The "last updated" date below shows when these Terms were last changed.

11. Governing law

These Terms are governed by the laws of Montenegro, and the courts of Montenegro have jurisdiction, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
