The average price per square meter in a new-build property in the coastal region was 1,451 euros, in the central region 694 euros, and in the northern region 764 euros. In Podgorica (the capital of Montenegro), the price reached 1,086 euros per square meter, according to data for Q4 2019. The average price per square meter of a new building in Montenegro is 1,135 euros. In the fourth quarter of last year, the price increased by 3.4% compared to the same quarter of 2018. Analysts explain that differences in prices per square meter depend on the share of social housing in the overall sample. If the share of these apartments is higher, the average price per square meter in new-build properties will be significantly lower. And if the share is smaller, the average price will be higher. Today, the average price per square meter in social housing is 652 euros.
