These days there is great interest among citizens of Serbia, Germany, Switzerland, and Ukraine in seaside real estate prices. As countries recover from the pandemic and gradually open their borders, the public is paying more and more attention to foreign real estate markets, in particular Greece, Croatia, and Montenegro.
According to our data, the main focus is on small apartments and studios of up to 30 square meters. However, prices for such real estate vary greatly depending on the country.
For example, for a one-bedroom apartment in Montenegro with an area of 30 square meters you should set aside about 50,000 euros. If you are looking for an apartment in a new development, in some cases such an apartment will cost twice as much. In other words, prices for a one-bedroom apartment on the coast in Montenegro start at 1,400 euros per square meter. As for Croatia, according to a local real estate agency, you should budget more than 3,200 euros per square meter for a one-bedroom apartment.
For property of the same size in Greece, you should also set aside about 50,000 euros. It is worth understanding that the price will depend on the region, the property’s features, and the year it was built.
Real estate in Croatia
Property prices on the Croatian coast are the highest among the countries presented. For example, on Hvar (an island in Croatia), a two-room apartment 300 meters from the beach, with an area of 39 square meters, in a building with its own garden and a reserved parking space, costs 130,000 euros, that is, about 3,333 euros per square meter.
If you go further north, prices will be the same, although you can find good property for less money than on the most popular Croatian islands. For example, for a fully equipped one-bedroom apartment in Rovinj with an area of 30 square meters, about 200 meters from the beach, you need to budget 95,000 euros or 3,275 euros per square meter. A little farther from the sea, 400 meters away, in Rovinj you can buy 37 square meters for 99,000 euros.
At the same time, in Pula, 200 meters from the shore, 25 square meters cost 55,000 euros.
How to buy property in Croatia?

Real estate in Montenegro

An apartment in a new development in Bar, with an area of 31 square meters, costs 49,000 euros, i.e. 1,580 euros per square meter. A furnished apartment in Herceg Novi with an area of 35 square meters and a sea view costs 42,000 euros (1,200 euros per square meter).
However, prices in new residential complexes with a pool, private secured grounds, and parking will be significantly higher. In Herceg Novi, you can find an option from 1,670 euros per square meter. In Tivat — on average from 2,000 euros per square meter. In Budva — from 1,600 euros per square meter in a new residential complex. In Bečići — from 1,400 euros per square meter in a residential complex under construction.
The cost of an apartment in luxury complexes with panoramic sea views, concierge service, a pool, spa, and park area reaches 3,500 euros per square meter.
