What yearly rent in Montenegro adds up to
Long-term rentals in Montenegro have four main cost lines: monthly rent, utilities, a deposit for the property condition and the agent fee.
Monthly rent depends on location, size and season. Budva, Kotor and Tivat run 20–40% higher than Bar or Ulcinj for similar units. The winter season (October to April) is usually 15–25% cheaper than summer.
Utilities are billed separately or included — make sure the contract spells it out. On a 70 m² unit, year-round utilities average €60–120 a month: water, electricity, waste, building common costs. Bills can be higher in winter due to heating.
The deposit usually equals one month's rent (sometimes two) and is returned on move-out if the property is left as it was. The agent fee is normally one month's rent for a long-term contract.
