Rental FAQ
The base rent always covers the unit itself. Utilities, internet and other services may be included, partly included or paid separately — the exact arrangement is shown in the Rental terms block on this page.
If the conditions block says "Yes, owner will register", the owner is willing to provide documents for MUP/boravak. Otherwise check with the agent — it is sometimes possible for an extra fee.
The minimum term is shown in the conditions. Long-term rentals are typically 6 or 12 months. Daily rentals are flexible from a few nights upwards.
The deposit is usually 1–2 months of rent, paid via bank at lease signing. It is refunded at move-out if the unit is in original condition with no damage.
Depends on the owner — exact answer is in the Rental terms. "On request" usually means an extra deposit may apply. "Not allowed" means the owner is firm.
Tenant passport and a short profile form. For residency registration we additionally help you collect proof-of-address documents through MUP.
In Montenegro the heating season runs roughly mid-October to mid-April. Exact dates depend on the type of heating — central, electric or wood.
Most owners are happy to extend with reliable tenants. Renewal terms and any indexation are discussed 1–2 months before the current lease expires.
