One buyer and one seller, no interpreter; the notary files the cadastre application (€15). This is what the calculator assumes by default.

Real estate transfer tax

  • 3% on the part of the price from €0 to €150,000
  • 5% on the part of the price from €150,000 to €500,000
  • 6% on the part of the price above €500,000

A new build bought from a VAT-registered developer pays no transfer tax: its price already includes 21% VAT.

Notary

The sale contract is certified by a notary at the tariff "Sl. list CG 49/2026". Up to €119,999.99 the fee is fixed by a scale; above that it is €480 plus €13 for every started €15,000, at most €8,000. Each party beyond two adds 5% of the tariff. VAT of 21% is charged on the whole amount.

Paid separately

Not in the total: registration in the cadastre from €30, the title certificate (list nepokretnosti) from €7, a court interpreter from €50.

Agency fee

A buyer of a property from the MD Realty catalog pays the agency nothing: the seller pays the fee. Deal support for a property you found elsewhere is a separate service: 1.5–2.5% of the price, at least €1,500, plus 21% VAT.
