Each city in brief

Budva

The tourism capital of the coast: town beaches, a promenade, the Old Town and the widest choice of properties in the catalog. Crowded in summer, but rental demand holds for the whole season.

Tivat

A town around the Porto Montenegro marina, with the airport on its outskirts. A level waterfront, yachting infrastructure and premium developments, with Luštica Bay close by.

Kotor

A UNESCO-protected Old Town deep in the Bay of Kotor. A small market: fewer properties for sale than in Budva and Tivat, many of them right by the water.

Herceg Novi

The gateway to the Bay of Kotor by the Croatian border: a green, quiet town on the slopes, with many stairs instead of level streets. The airports of Tivat and Dubrovnik are nearby.

Bar

A port city in the south of the coast: the country’s main seaport, a railway to Podgorica and Belgrade, a long promenade and the pace of a working city rather than a resort.

How the figures are calculated

  • Prices and rents come from active listings of the MD Realty catalog — the same figures as on the prices page and in the MCP tool get_market_stats. A figure is hidden when there are fewer than 5 listings.
  • A city means the town itself, without nearby villages: Bečići, Petrovac or Dobrota are counted separately.
  • Distance to the sea is taken from properties for sale that state it; "within 500 m" is the share of such properties.
  • Airports are measured in a straight line from the city centre; the road is longer. The hospital, marina, shops, pharmacies and cafés come from OpenStreetMap within 2 km of the centre; the map is incomplete, so the numbers show the order of magnitude rather than an exact count.
